Reservation Requirements: Reservations are not considered “guaranteed” until a signed short term rental agreement and payment of 30-100% of the total rental fee, tax, additional fees, insurance, and security deposit, are received by Agent. Final payment is due thirty (30) days prior to arrival. Reservations that are not paid in full by the final payment date are subject to cancellation and such advanced rental payments shall be considered to be forfeited if not paid prior to the final payment date, with such deposits being considered liquidated damages and such forfeiture not being considered a penalty. 

Accepted forms of Payment: MasterCard, Visa, Discover, Personal Check (30 days prior)

Security Deposit: Refundable 7-14 days after departure, subject to the property being surrendered in the same condition it was less normal wear and tear for the short term rental as determined by IRFH.

Cancellations/Refunds: Travelers who cancel at least 30 days before check-in will receive 100% (less non-refundable $59 damage insurance) of the amount paid. If Guest cancels between 14 and 30 days before check in 50%, less than 14 days No refund will be given. By canceling this agreement after execution the Guest shall forgo the original term and are subject to the refund policy. Guest has been informed of travel insurance that may be purchased from agent to cover unexpected cancellation. Agent cannot guarantee against mechanical failure of heating, air conditioning, pool/hot tub, or other appliances. Report any inoperative equipment to our office immediately. Agent will make every reasonable effort to have repairs done quickly and efficiently. No refunds or rent reductions will be made due to failure of appliances or equipment. No refunds for early departures, delayed arrival, or for less than expected guests.

Check-In/Out Time: Check in time is after 4:00PM. Check in begins at listed time but, cannot be guaranteed. Unit must be cleaned and inspected prior to check in. Check out time is 10:00AM and is strictly enforced so that Agent has adequate time to prepare the property for the next guest. Return keys to lockbox.

Occupancy, Noise and Age Requirements: Each property indicates the number of occupants permitted. Guest agrees to keep the number of people occupying the premises at or under the maximum persons allowed. Extra guests above the legal occupancy limit for the home will be asked to vacate the property. Primary Guest must be 25 years of age or older and must occupy the rental property the entire term of the reservation. Reservations made under false pretenses will result in loss of payment and possible removal of guest from rental unit. Guest must supervise visitors while on the premises. Noise in or outside the house must be kept to a reasonable level so as not to cause a disturbance to the neighbors or general public. No House Parties. It is understood and agreed that the unit is not rented for use by the occupants to entertain guests and that no such house party will be allowed. House party is defined as an event which the tenants invite other members to socialize for the day or evening.

Furnishings: Owner shall provide bed linens and towels. Linens and towels are not changed by maid service during your stay. Furnishings are subject to change without notice. Furniture, bedding and any other items supplied must not be removed from the property. Loss of these items, as well as damage to the property or furnishings in excess of normal wear to be determined by IRFH, and such damages will be charged to the guest at the replacement or repair cost of such items determined by IRFH to be damaged or are in need of repair. Guests shall not change, alter, or fix anything in the home. Guest shall return the home in the original condition as received on commencement date with reasonable wear and tear expected. 

No Smoking Policy: No Smoking is allowed. Security deposit may be withheld if smoking in the home and additional cleaning fee will be charged to Guest.

Pets: NO PETS are allowed in or on the premises unless Agent has expressly authorized. Some homes allow pets with a NON-REFUNDABLE pet fee. This fee doesn't cover damage or extra cleaning caused by the pet. Prior permission must be granted. Unauthorized occupancy of pets will result in a $200 fine, immediate eviction and loss of all rents and security payments. 

Trash Receptacles: Trash receptacles are to be placed on the curb on the assigned trash pickup days. Failure to do so may require the Agent to hire a trash removal company, which could result in a $75.00 additional charge.

Booking Fee: Reservations are subject to a administrative fee of 4.5%.

Owner and Agent Rights of Property Access: Guest shall permit Agent to enter the premises at any reasonable time for any reasonable purpose connected with the repair, improvement, care and management of unit.

Listings/Pricing: Information regarding individual listings is believed accurate but cannot be guaranteed. We have made every effort to ensure that all the information on Agent website is current and accurate. Rates, availability, furnishings, and fees, are subject to change without notice.

Comparable Premises/Rental Change: Unforeseeable circumstances may arise, which make it impossible or impractical for Agent to provide the anticipated accommodations to guest. Such circumstances may include, but not limited too, scheduling problems, equipment failure, fire, flood, other casualty at the property. In such a circumstance, Agent will make effort to transfer reservation to another vacation property of reasonably comparable value if acceptable to Guest. In other circumstances such as acts of God, acts of governmental agencies, act of terrorism, acts of war, or inclement weather such as hurricanes, or other natural occurrences, circumstances not being exclusive, it may be impossible or impractical for Agent to make available reasonable or other alternative accommodations to guest. In such a circumstance, Agent will issue a full refund to the guest.

Violation of Agreement: Violation of the terms of herein, may result in termination of this rental agreement. Upon notice of termination of this agreement, Guest shall vacate the premises immediately and forfeit payments. 

Indemnification and Hold Harmless: Guest(s) agree to indemnify and hold harmless the Owner and Agent for any liabilities, loss, theft, damage, cost or expense whatsoever arising from or related to any claim or litigation which may arise out of or in connection with Guest(s) use and occupancy of the rental property including but not limited to any claim or liability for personal injury or damage or theft of property which is made, incurred or sustained by Guest(s). Unsupervised children will not be the responsibility of the Owner or Agent to any extent, including but not limited too; slips and falls on driveway, by the pool, on the road, bathrooms, family room, and stairways. Guest(s) are required to utilize their own insurance Personal Medical Insurance, exonerating the Owner & Owner’s Agent from any accidents due to the negligence of the Guest(s).

Governing Law: This agreement shall be governed and enforced according to the laws of the state of Florida.

Credit Card Agreement: Guest agrees to pay rent and charges related to property rental. Guest accept terms of the lease agreement and accepts all liability for rent and damage charges related to property rental, which may exceed security deposit. Guest is also subject to any damages beyond the normal wear and tear occurring during the term of the Short Term Rental Agreement. 

Vacation Rental Damage plan covers unintentional damages to the rental unit interior that occur during your stay, provided they are disclosed to management prior to check-out. The policy will pay a maximum benefit of $3000.00. Any damages that exceed $3000.00 will be charged to the credit card on file. If, during your stay at one of our Rental Properties, an Insured Person causes any damage to real or personal property of the unit as a result of inadvertent acts or omissions, the Insurer will reimburse the Insured for the cost of repair or actual cash value of such property up to a maximum benefit of $3000.00 Certain terms and conditions apply. Full details of the Vacation Rental Damage coverage are contained in the Description of Coverage or Insurance Policy (www.vacationrentalinsurance.com/G10VRD). The Vacation Rental Damage can be purchased up to, and including at, check-in. By submitting payment for this plan, you authorize and request CSA Travel Protection and Insurance Services to pay directly I Rent Florida Homes, LLC any amount payable under the terms and conditions of the Vacation Rental Damage.
